First Ward Place is a 151 unit apartment project consisting of 120 garden-type and 31 townhome units within 9 buildings. The facility incorporates a clubhouse, laundry building, swimming and recreation areas and an after-school facility. The project is located within center-city Charlotte and occupies three city blocks.
Features of the individual units include nine foot ceiling heights, raised panel cabinets, door and window moldings, heat pumps and an NFPA 13R fire sprinkler system. The buildings are two and three story wood frame structures with siding and brick veneer.
Carocon worked with First Ward LLC (CHA and BOA) to completely redevelop the run-down existing neighborhood into a vibrant downtown community. Using Davis Bacon Act (section 3) and minority subcontractor participation requirements, Carocon exceeded the goals set by the Developers.
